How it works

    Verify your number and add your email

    Start by confirming your Thai mobile number with an SMS code, then your name and email address — that is where your review outcome, your seat and your Day 1 details go, and it is how you get back into your account. You can link LINE as well if you use it, but you do not have to. About two minutes, and your progress is saved as you go.

    Answer the basics

    A short set of questions (~3 minutes) about where you want to work, your availability for the 6 weeks, equipment, and the savings you can fall back on — so neither of us wastes time if the basics don't fit. No documents needed. Two of them are firm: you must be 20 or over and a Thai national, and those are the answers that mean waiting 30 days before applying again.

    Tell us your background

    Five quick dropdowns (~1 minute): the industry and role you came from, your sales and commission experience, and the languages you speak. Nothing here is scored and there are no wrong answers — it helps us understand which backgrounds do well in the Academy. All five are needed to continue.

    Listen and take the details

    Play one short English voicemail from a client (up to two times) and type the key details you heard — the kind of message an agent handles every day.

    Pick your start date

    Choose the Bangkok, Phuket or Pattaya Academy date that suits you and submit your request. Our team reviews your application, usually within 1–2 working days. If approved, we hold your seat while you confirm it with a photo of your Thai ID card — up to 72 hours, and less if the cohort you picked starts sooner than that. The message we send tells you exactly how many hours you have.

    Start the 6-week Academy

    You join a cohort — a group of new agents who start together on the same date at the same office. Two weeks of classroom training, then four weeks on the live floor with a trainer beside you, handling real client enquiries from week 3. You're in the office every working day for the six weeks — that commitment is what makes the training pay off.

How do I get paid — is there a salary?

Commission-only — there's no fixed salary. The average rental deal pays ~฿18,000 to the agent, and a typical first year runs ~฿50,000/month. That's a typical figure, not a cap: the more deals you close, the more you earn, and moving into sales later pays more again.

When does the first pay-out land?

This is commission-only, so there is no fixed timeline and no guaranteed income — it depends on the deals you close. You start handling real clients in week 3 of training, so your first deal can land while you are still in the Academy, though how quickly varies from person to person. Because of that, being able to cover about 2 months of living costs is one of the things we ask about in the basics, and it is a requirement rather than a suggestion.

What does the Academy cover?

6 weeks: 2 in the classroom + 4 on the supervised floor, with real client leads from week 3.

What does the day-to-day work look like?

Your day is calling clients to arrange viewings, taking them to see the properties, and office time to prepare the contracts and close the deal. During the 6-week Academy you are in the office every working day — that is what makes the training work; after it you manage more of your own time.
